Katameya is an affluent enclave in the southern portion of Greater New Cairo, set against the desert escarpment and characterized by some of Cairo's most exclusive gated compounds and a quieter, more private atmosphere than the busier Fifth Settlement to the north. Katameya Heights — a 5-million-square-meter development with a Greg Norman-designed golf course — is the flagship of the area and one of Egypt's most prestigious addresses. The neighborhood attracts Cairo's wealthiest Egyptian families alongside a smaller expat contingent of senior executives, ambassadors, and upper-level corporate staff. The area lacks the density of international schools found in the Fifth Settlement, with most families commuting to schools in New Cairo proper (15-25 minutes) or Maadi (40-50 minutes). What Katameya offers instead is space, tranquility, and an unmatched standard of residential amenity: large villas with private gardens, golf course views, riding stables, and a peaceful desert-edge setting that feels entirely removed from the chaos of the Cairo megacity. Katameya is not the right choice for families seeking a large, active expat community with schools nearby. It is ideal for senior executives and wealthy families who value exclusivity, space, and security above all, and who have the logistical infrastructure (driver, domestic staff) to manage the distances involved.

Average monthly AQI (US EPA scale)
Yearly average AQI is 127. Best air quality Feb–Feb (best: Feb at 100). Jan–Dec air quality worsens due to heat, humidity, and dust (peak: Nov at 180). Families with children who have asthma or respiratory conditions should plan indoor activities during summer months.
Katameya is one of Cairo's most exclusive addresses. The resident profile skews toward Egypt's business elite, senior government figures, and high-ranking corporate executives. The expat community is smaller than in Maadi or New Cairo but tends to be drawn from the most senior tier: ambassadors and their families (several Western missions have ambassadorial residences in Katameya), CEOs of multinationals, and regional directors of major corporations. The tone is affluent and private rather than communal.
The Greg Norman-designed 18-hole golf course at Katameya Heights is one of the finest in Egypt and the social center of the community. Set against the desert escarpment with views over the Nile Valley, it provides a stunning backdrop for both sport and leisure. Golf lessons, junior golf programs, and a comprehensive clubhouse round out the offer. Non-golfers also use the club for its restaurant, social events, and as a meeting point.
Katameya is the most car-dependent of Cairo's residential areas. Public transport does not serve the area meaningfully. Every household needs at least one car, and most senior-level expat families have two cars plus a driver. The Ring Road connects to central Cairo (Maadi: 35-45 minutes; Downtown: 50-60 minutes; Heliopolis: 45-55 minutes), and the Fifth Settlement's schools are 15-25 minutes away.
Katameya residents live a largely compound-contained daily life by design. The premium compounds have internal shops, mini-markets, restaurants, pharmacies, dry cleaners, and service businesses that handle most routine needs without leaving the gates. For major grocery shopping, residents drive to Carrefour or Spinneys in the Fifth Settlement (15-20 minutes) or use home delivery services.
Katameya's desert-edge location gives it Cairo's most extreme temperature profile. Summer peaks can reach 40-42°C on the desert-facing sides of compounds, with very low humidity making the heat intense but dry. The escarpment location means afternoon breezes occasionally sweep down from the Moqattam Hills, providing brief relief. Air conditioning runs continuously from May through October and utility bills reflect this.
