District 1 is HCMC's commercial and historic center, with premium rents in high-rises like Vinhomes Golden River and The Marq. While housing costs rival or exceed Thao Dien, the trade-off is walkability and proximity to offices, cultural sites, and the best dining in the city. All figures in USD; 1 USD is approximately 25,500 VND.
Average monthly AQI (US EPA scale)
Yearly average AQI is 81. Best air quality Apr–Nov (best: Sep at 50). Jan–Dec air quality worsens due to heat, humidity, and dust (peak: Jan at 120). Families with children who have asthma or respiratory conditions should plan indoor activities during summer months.
District 1 is the soul of Ho Chi Minh City. This is where French colonial architecture meets glass-and-steel towers, where Notre-Dame Cathedral stands across from the Central Post Office, and where the Reunification Palace anchors a tree-lined boulevard modeled on the Champs-Elysees. For expat families, living in District 1 means being at the center of everything — world-class restaurants, rooftop bars, cultural institutions, and international offices are all walkable. The trade-off is noise, traffic congestion, and a pace of life more suited to young professionals than families seeking quiet suburban streets.
Green space is District 1's weakness, but what exists is well-used. Tao Dan Park, the district's largest green space, features mature tropical trees, a bird market, tennis courts, and tai chi groups at dawn. September 23 Park (formerly known as Saigon Park) near Ben Thanh Market has a children's play area and is a popular evening gathering spot. The tree-lined boulevards of Le Duan and Nguyen Du provide some canopy shade for walking. Vinhomes Golden River includes private gardens and a running track for residents, offering a green escape within the development.
District 1 is one of the rare neighborhoods in HCMC where walking is a genuine mode of transport. The central area around Nguyen Hue, Dong Khoi, and Le Loi streets has well-maintained sidewalks (by Vietnamese standards) and short distances between key destinations. From a central apartment, you can walk to restaurants, supermarkets, the post office, banks, and entertainment within 10-15 minutes. Motorbike traffic remains intense on major roads, but the city has progressively pedestrianized more streets, making walking safer and more pleasant than a decade ago.
District 1's dining scene is the best in HCMC and arguably in all of Vietnam. From Michelin-recognized fine dining at Anan Saigon and The Married Beans to legendary street food stalls serving banh mi at 25,000 VND ($1), every cuisine and budget is covered. Ben Thanh Market is a one-stop shop for Vietnamese produce, spices, and ready-made dishes, though prices are tourist-inflated. For everyday groceries, Vinmart, Co.op Mart, and the basement food halls at Takashimaya and Saigon Centre stock both local and imported goods. Several specialty stores carry organic produce and imported items for expat kitchens.
District 1 experiences the full force of HCMC's tropical heat amplified by the urban heat island effect. Concrete, asphalt, and dense construction mean daytime temperatures can feel 2-3 degrees hotter than suburban areas, and nighttime temperatures stay higher as buildings release stored heat. During March and April, the hottest months, midday temperatures in exposed areas can feel like 40C+ with the humidity factored in. Air conditioning is essential and runs 24/7 in most homes.
No schools currently listed in District 1.
