Novi Zagreb (New Zagreb) is the modern, purpose-built district south of the Sava River. Developed primarily from the 1960s onward, it features wide boulevards, large apartment complexes, shopping malls, and the Zagreb Arena. Novi Zagreb (New Zagreb) is the planned modernist southern city built across the Sava river during the Yugoslav era — a vast socialist urban development of apartment blocks, broad boulevards, and designed green spaces that houses a significant portion of Zagrebs population. Despite its communist-era origins, Novi Zagreb has evolved into a functional, affordable, and increasingly popular residential area undergoing significant renovation and renewal. The area is predominantly Croatian working and middle class, with far fewer tourists than the historic north bank. Major retail centers (Arena Center, West Gate) and the Jarun lake recreational area are highlights. The areas affordability makes it attractive for expats on tighter budgets.
Jarun Lake is Novi Zagrebs recreational jewel — a large artificial rowing and sailing lake created for the 1987 World University Games that has become Zagrebs beach and water sports center. The lake has sandy beaches, outdoor cafes, cycling and running paths, and hosts major summer music events and the Jarun regatta. The Sava river also provides cycling infrastructure. Several sports halls and complexes serve the district. Bundek lake nearby provides additional green and recreational space.
Novi Zagreb is connected by tram lines that cross the Sava river bridges. Tram lines 6, 7, 11, and 14 serve the area, connecting to the city center in 15–25 minutes. The Zagreb main railway station and bus terminal are accessible by tram. A car is useful for wider exploration. The Zagreb-Split motorway starts in Novi Zagreb, providing fast access to the Dalmatian coast. Cycling across the Sava bridges is a popular route to the city center.
Daily life in Novi Zagreb is practical and affordable. The Arena Center and West Gate malls provide comprehensive retail, dining, and entertainment. Konzum, Lidl, Spar, and other supermarkets are plentiful. The local restaurant scene is working-class Croatian — excellent traditional food at the lowest prices in the city. Jaruns summer cafe strip provides seasonal outdoor dining. Healthcare at the Clinical Hospital Merkur serves the south bank. The overall affordability of Novi Zagreb makes it viable for expats who want Zagrebs benefits at the most competitive price point.
Novi Zagrebs position south of the Sava river and on the flat Pannonian Plain makes it slightly warmer in summer and colder in winter than the elevated north bank. The Sava river creates some humidity and occasional fog, particularly in autumn and winter mornings. Summer heat can be significant in the concrete urban areas, but Jarun Lake provides a genuine cooling effect in its vicinity. The open plain means wind is more noticeable here than in the sheltered city center.
